The PreQualifying Cheat Sheet for Realtors

Good Morning all my lovely readers, I hope your day is going A-mazing!! I know I usually make my posts more catered to Buyers & Sellers but I figure today I would add something for the Realtors out there. My good friend & awesome loan Officer Quinton Winter (NOTE: to get in contact with Quinton just click on the image or call/text) at GFI Mortgage Bankers, Inc. sent over this awesome PreQualifying “Cheat Sheet” for all of us out there that deal with Buyers in the Real Estate Industry.

As you can see on the “Cheat Sheet” it covers all areas from getting the proper information on their income to their credit. Now I personally approach this is in a different manner of using the words RWA (Ready Willing & Able) because the word Prequalified can rub some people the wrong way or can really start your professional relationship off oddly. That’s just me though.

Using this “Cheat Sheet” is a wonderful way to remind yourself on what you should be looking for. I can’t count how many times I have been talking to a potential buyer and completely forgot to get a vital piece of information. So if you were to hang this paper in front of where you sit or in an area where you can easily see it I bet it would help a lot.

Also, when talking to buyers I would recommend that when you get to the part about if they are working with a Loan Officer or if they have even started the process of obtaining financing, that you three way your loan officer with them on the phone just to make introductions. Of course, only do this if they are cool with it. You got to remember most people need that push to get them started. I think of it as I am helping them roll a huge stone up a hill, sometimes people just need the extra help.

One last thing, lets say your working with a buyer who already has prequalification I would ask them to shoot you over that document. The worst thing you can do is go and start all the showings and spending your time and effort with the potential buyer and than find out weeks later that they aren’t even really ready to buy a home. Remember as I spoke about in one of the previous posts, time is something you can NEVER EVER get back. So be very careful how you spend yours.
